Who we are

One partner for property you own across borders

Owning a home in another country is rarely the hard part. Keeping it running is — from the other side of a border, in another language, through contractors you have never met.

M13 Property exists to close that distance. We are based in the heart of Marbella and work across Europe: our own teams cover the Costa del Sol and central Switzerland, and beyond them we operate through local partners we have vetted and hold to the same standard. For every owner there is one contact, one process and one monthly report — whether the property is let, lived in seasonally, or simply waiting for you.

Our second staffed region. Holiday apartments at 1,300 metres, minutes from the lifts. Alpine property is a seasonal business with a short window and an unforgiving climate — snow load, frost, changeover days and a full booking calendar.

How we work

From first call to steady state

A structured onboarding means nothing about your property lives only in someone's head.

    Consultation

    We walk the property with you — physically or by video — and agree what it needs, what it costs today and what it should return.

  2. 02

    Onboarding

    Keys, meters, contracts, warranties, community rules and supplier accounts are documented and transferred into our systems.

  3. 03

    Operation

    Day-to-day management runs: inspections, maintenance, cleaning, guests or tenants, and anything that needs a decision comes to you with a recommendation.

  4. 04

    Reporting

    One statement each month — income, expenditure, works completed, works upcoming. Reviewed with you once a year, with a plan for the next.

Most of what goes wrong with an overseas property is small and slow: a leak nobody reported, a community fine nobody opened, a contractor who never came back. By the time it reaches the owner it is expensive.

    Above an agreed threshold, no work is instructed until you have approved the quote in writing.

  • We do not take supplier commissions

    You see the contractor's invoice as issued. Our fee is our fee.

  • Your property is never let over your own dates

    Owner use is blocked in the calendar first, and the letting programme is built around what is left.

Do you only manage properties you sold or found?

No. Most of the portfolio came to us already owned. We take on management regardless of who handled the purchase — anywhere in Europe we can cover properly, whether through our own teams or a partner we have vetted.

What does management actually cover?

As standard: scheduled inspections, key holding, utility and community administration, coordination of all maintenance and repairs, supplier management, and a monthly statement. Letting, cleaning, renovation and sales support are added on top when you want them.

Can I still use the property myself?

Always. Your own dates go into the calendar before any letting is offered, and you can block or release dates at any time.

How do you handle emergencies when I am abroad?

We hold keys and access, and we act. Below an agreed threshold we make the property safe and tell you afterwards; above it we call you with options and a cost before instructing anyone.

In which languages can we work?

English, German and Spanish — including correspondence with communities, utilities, tax advisers and trades on your behalf.

Do you handle Spanish and Swiss paperwork?

We coordinate it. Community assemblies, utility contracts, insurance claims and supplier agreements we handle directly; tax filings and notarial work we prepare and route to the appropriate professional.
